TONG Miin

Tong Miin is a Partner in the Real Estate & Property Department.

Miin graduated from the National University of Singapore in 2016. After graduating, she joined Lee & Lee, and was admitted to the Singapore Bar in 2017. During the Part B Bar course, she was awarded the prize for Best Student – Wills, Probate & Administration. In 2022, she was made a Partner.

Miin handles a wide range of real estate and conveyancing work including the sale, leasing and purchasing of residential, commercial and industrial properties. She represents clients which have diverse interests including individuals, publicly listed companies, private corporations, banks, management corporations, government authorities and associations. Her work also includes corporate financing, and the preparation of wills and lasting powers of attorney.

In particular, Miin is adept in the collective purchases and sales of residential and commercial developments, including organising and galvanising teams to handle the due diligence and transaction particulars.

Some significant transactions Miin has acted in include:-

  • acting for the owners in the collective sale of several residential developments including Sun Rosier (78 units, $271 million), Florence Regency (336 units, $629 million), Kemaman Point (89 units, $143.88 million), and Dunearn Gardens (114 units, S$468 million);
  • acting for the owners in the collective sale of several mixed-use developments including Pearlbank Apartments (288 units, sold for $728 million) and Chinatown Plaza (71 units, $260 million);
  • acting for the purchasers in the collective purchase of several residential developments including Rio Casa (286 units, $575 million);
  • acting for the purchasers in the acquisition of the retail zone of The Star Vista for $296 million, including due diligence on over 100 lease agreements, maintenance contracts and applications to IRAS and SLA (LDAU) for remission / approval; and
  • acting for the purchasers in the purchase of several commercial and residential properties in Selegie Road, including an application to IRAS for the remission of additional buyers’ stamp duty.
