Michael LIM

Michael is a Partner in the Real Estate & Property Department.

Michael graduated from the National University of Singapore with an LLB (Hons) degree in 2007, and joined Lee & Lee in 2008 upon his admission to the Singapore Bar. In 2013, he obtained a postgraduate LLM degree (with Distinction) from University College London.

During his time at Lee & Lee, Michael has gained experience in a wide range of conveyancing work, including the sale, purchase and leasing of residential, commercial and industrial properties, corporate financing, redevelopment projects and preparation of wills and lasting powers of attorney.

He is particularly familiar with leases involving commercial, industrial and residential properties, having assisted in leases and tenancies of both small and large premises involving clan associations, logistics service providers, major retailers, restaurant owners, shipbuilders and SMEs.

Michael is also well-versed in collective or “en bloc” sales, having assisted in the sale and purchase of various residential, commercial and industrial developments such as Austral View, the Fortredale, Gillman Heights Condominium, Henry Park Apartments, Irving Industrial Building, Serene House and Tat Hong Industrial Building.

Some of the more notable transactions Michael has assisted in include:-

  • the collective sale of Gillman Heights Condominium, which was sold for S$548m and completed in 2009
  • the collective sale of Serene House, sold for S$95.5m, completed in October 2011
  • the collective sale of Irving Industrial Building, sold for S$160m and completed in June 2015
  • the proposed sale of land owned by a Government ministry to the lessees of a residential development
  • the tenancy of units in a serviced apartment complex owned by a well-known property developer to established players in the food and beverage and grocery businesses
  • renewal of leases of premises by a major local department store (including their flagship store), and tenancies of premises owned or leased by them
  • the lease of a large medical facility to a well-known healthcare services provider in Singapore
  • the redevelopment of a commercial building in the Central Business District involving 2 public listed companies
  • a successful application to the Inland Revenue Authority of Singapore by a large public listed shipbuilding / repair company for relief of stamp duty arising from their acquisition of industrial property
  • the drafting of letters of offer and memoranda of mortgage for the Singapore branch of a foreign bank.
