About Michael

Michael is a Partner in the Real Estate & Property Department.

Michael graduated from the National University of Singapore with an LLB (Hons) degree in 2007 and joined Lee & Lee in 2008 upon his admission to the role of advocates and solicitors in Singapore.  In 2013, he obtained a postgraduate LLM degree (with Distinction) from University College London. 

During his time at Lee & Lee, Michael has gained experience in a wide range of conveyancing work, including the sale, purchase and leasing of residential, commercial and industrial properties, corporate financing, corporate real estate work, preparation of wills and lasting powers of attorney and redevelopment projects. 

Michael currently specialises in leases, tenancies and licences involving various types of properties, having acted for a wide variety of landlords and tenants, such as clan associations, hospitals, logistics service providers, property developers, major retailers, restaurant owners, shipbuilders, statutory boards and SMEs.

He is also experienced in collective or “en bloc” sales, having acted and assisted in the sale and purchase of various residential, commercial and industrial developments such as Dunearn Gardens, Gillman Heights Condominium, Irving Industrial Building, Pearlbank Apartments, Serene House, Tat Hong Industrial Building and Tulip Garden. 

Case Highlights

  • Acted in the purchase of an office building in the Central Business District by a private equity fund, for S$200 million

  • Acted in the sale of a commercial building in the Central Business District by a property holding company, which fetched S$79.3 million

  • Assisted in the acquisition of all of the units in an industrial property REIT by a joint venture involving (among others) a major international private equity fund

  • Acted for a statutory board in a long-term lease of several plots of agricultural land to a major overseas food producer 

  • Acting in tenancies of retail and office premises in multiple commercial developments owned by a well-known local property developer

  • Acting in tenancies of industrial / business park premises by an important international property developer and manager 

  • Acting in leases, tenancies and sub-tenancies of premises owned and leased by a major local department store 

  • Acted in the redevelopment of a commercial building in the Central Business District involving 2 public listed companies

  • Acted for a well-known property developer and a clan association in the redevelopment of a mixed residential and institutional property in the Geylang area

  • Assisted in the collective sale of Gillman Heights Condominium, which was sold for S$548m  

  • Assisted in the collective sale of Irving Industrial Building, sold for S$160m  

  • Acted in the collective sale of Pearlbank Apartments, sold for S$728m

  • Acted in the collective sale of Tulip Garden, sold for S$907m
