About Bernice

Bernice Gan is a Partner in the Real Estate & Property department with over two decades of experience in both depth and breadth of real estate and conveyancing matters. She was appointed as a Notary Public and Commissioner for Oaths in 2023, and continues to hold these appointments to date.

Bernice enjoys advising individuals, housing developers, banks and financial institutions, as well as international and local corporate clients in their property matters. She understands that every client is unique and seeks to use her legal expertise to help clients achieve their desired commercial outcomes through sound legal practical solutions.

  • Advised in the sale by tender of a leasehold estate in respect of 1 Lorong 32 Geylang, carved out from a freehold title, for the sale price of $26.28 million

  • Acted for the purchaser in the acquisition of a commercial mall for the purchase price of $296 million, including conducting due diligence on tenancies, service contracts and review and negotiation of the transactional documents

  • Acted for the seller in the sale of commercial units (both tenanted and vacant) in Manhattan House for a total sale price of $11 million

  • Acted for a subsidiary of a global group of companies in the sale of an industrial property at Pioneer Place which involved liaising with JTC as the head lessor

  • Acted for an established real estate developer for the sale of commercial units (both tenanted and vacant) at Bencoolen Street

  • Advised a leading multi-national corporation in the proposed purchase of an industrial building at International Business Park for the purchase price of $28 million

  • Acted for established real estate developers in their acquisition of land parcels for mixed commercial and residential use, and the subsequent development and sale of units, including advising on stamp duty issues, assisting in application for housing developer’s licence, drafting of requisite contracts and preparation of sale documents

  • Advised landlords and tenants on leases and licences for commercial properties (both office and retail) and JTC properties in compliance with prevailing rules and regulations (including the Code of Conduct for Leasing of Retail Premises in Singapore, where applicable)
